Privacy notice

1. Who we are
ReachWake is a service operated by PTTY LAND DIMA CO., LTD., a limited company registered in Thailand, registration no. 0205566058629 ("ReachWake", "we", "us"). Registered office: 29/1116 Moo 12, Nong Prue, Bang Lamung, Chon Buri 20150, Thailand. Email: tim@reachwake.com.

2. Our role
- Website visitors and business contacts (for example, a developer or agency that emails us about a pilot): we decide how this data is used, so we act as the data controller.
- Buyers who chat with a listing's assistant: the assistant runs on the LINE Official Account of the developer or agency that sells the property (our "client"). The client is normally the data controller for these conversations and we process them on the client's behalf as a data processor, under a written data-processing agreement. Where that is the case, the client's own privacy notice also applies, and you may send requests to the client or to us.
3. Personal data we collect
- Contact details: name, phone number, email address, LINE ID or LINE display name.
- Property preferences: budget, timeline, unit type, preferred viewing time, language.
- Chat transcripts: the messages you exchange with the assistant and with the client's sales staff in that chat.
- Business correspondence: emails and meeting notes with clients and prospective clients.
- Technical data: standard server and security logs (such as IP address, browser type and time of request) created by our hosting provider when you visit this website.
We do not ask for sensitive data (such as religion, health, biometric data or criminal records) and ask you not to share it in a chat. The website and the assistant are not intended for people under 20 years of age.
4. Why we use it and our legal bases

We do not sell personal data, do not use it for advertising, and do not use buyers' chats to train general-purpose AI models.
5. Who we share it with
- The client (the developer or agency selling the property you asked about) receives your contact details, preferences and a summary of the chat so its sales staff can follow up.
- Service providers (processors) that help us run ReachWake, bound by contract to use the data only on our instructions: website hosting and content delivery (Cloudflare), email (Google Workspace), cloud servers, and large language model (LLM) API providers that generate the assistant's replies. A current list is available on request and is included in each client's data-processing agreement.
- LINE (LY Corporation) operates the LINE platform. Messages sent through LINE are also handled under LINE's own privacy policy.
- Authorities, where required by law.
6. International transfers
Some service providers that help us run ReachWake (website hosting, email, and the AI model provider) may process personal data outside Thailand, for example in the United States, Singapore or the European Union. When personal data is processed abroad, we put appropriate safeguards in place under Sections 28 and 29 of the PDPA: transfers to countries with adequate protection standards, contractual data-protection commitments, or your consent where required.
7. How long we keep it
- Buyer chats and lead details: for as long as the client instructs. At the end of a pilot or contract we export them to the client or delete them, as the client chooses, and in any case delete our copy within 30 days.
- Business correspondence: up to 2 years after our last contact, unless longer retention is needed for a contract, legal claim or legal obligation.
- Server and security logs: kept by our hosting provider for a limited period, normally no longer than 30 days.
8. Your rights
Under the PDPA you have the right to:
- withdraw your consent at any time (this does not affect processing that took place before);
- access and obtain a copy of your personal data, and ask how we obtained it;
- receive your data in a commonly used electronic format and have it transferred (data portability);
- object to processing;
- ask us to delete, destroy or anonymise your data;
- ask us to restrict the use of your data;
- ask us to correct inaccurate or incomplete data;
- complain to the Office of the Personal Data Protection Committee (PDPC), Thailand (pdpc.or.th).
To use these rights, email tim@reachwake.com. We may ask you to confirm your identity. We aim to respond within 30 days. If your request concerns a chat with a client's assistant, we will work with the client to answer it.
9. Cookies and analytics
This website does not use advertising or tracking cookies. It stores your language choice (EN/TH) in your browser's local storage so the page remembers it; you can clear it in your browser settings. We may use Cloudflare Web Analytics to count visits. It does not use cookies or local storage and does not track you across websites.
10. Security
We use reasonable technical and organisational measures to protect personal data, such as encrypted connections (HTTPS), access limited to people who need it, and service providers with recognised security practices. No system is completely secure; if a breach is likely to put your rights at risk, we will notify the PDPC and, where required, you, as the PDPA requires.
11. Changes to this notice
We may update this notice. The date at the top shows the latest version. Material changes will be highlighted on this page.
